Noida-Greater Noida Property: This festive season has breathed new life into the real estate market of Delhi-NCR. Between Dussehra and Diwali, a jump of 20 to 25 percent has been recorded in the sales of houses. According to the report of Anarock Research, a total of more than 1 lakh housing units are expected to be sold in seven big cities of the country in this festive quarter (October-December 2025), out of which NCR and Mumbai region have contributed the most.
According to Pankaj Kumar Jain, Director of KW Group, ‘This time in NCR the luxury segment has attracted the market. The demand for houses ranging from Rs 1.5 crore to Rs 3 crore has increased. Today’s buyer is giving priority not just to price but to reliability, location and lifestyle value.
Anuj Puri, chairman of realty consultancy Anarock, says that listed developers have performed much better this time than smaller players. There has been an increase of 10 to 25 percent year-on-year in both sales and bookings.
According to CREDAI data, overall sales of more than 8,500 units have been recorded in Noida, Greater Noida and Ghaziabad this Diwali season. Their average ticket size has been between Rs 70 lakh to Rs 1.5 crore.
Up to 30 percent jump in these two cities
Credai Western UP President Dinesh Gupta said that the tradition of buying houses during Dhanteras and Diwali has been seen at a record level this year. Only Noida and Greater Noida have seen a jump of up to 30 percent. Buyers are now conscious not only about the location but also about the credibility of the developer and the facilities of the project. This time many customers have taken the keys of their ‘Dream Home’ during festivals.

Renox Group Chairman Shailendra Sharma said that in this festival season we have received a good response from the first home buyers. Today, Greater Noida West is the first choice of home buyers due to its excellent infrastructure and connectivity. It is almost impossible to find low density projects in this location but this is one of our key features. This year, we have received a better than expected response to the housing project equipped with world class facilities with excellent quality in Sector 10, closest to the rapidly developing IT-ITES center in Knowledge Park 5, which is encouraging.
According to Himanshu Garg, Director of RG Group, the festive season has always been positive for the real estate sector. This time also the same enthusiasm has been seen in the market. There is a strong desire among people to buy houses, especially in areas like Noida and Greater Noida. We saw a significant increase in footfall and bookings at our projects RG Mirage and plaids from Dhanteras to Diwali. Buyers are now taking decisions not just about investment but also about their dream home.
COO of Diligent Group, Lt. Ashwani Nagpal (R) said that buying a house has become cheaper due to stable home loan rates and better payment schemes. We have revived a stuck project and also applied for OC of one tower, this has increased confidence among home buyers which has impacted the booking of other towers. This year, after getting approval from Swamih Fund for our residential projects, more inquiries and sales have been recorded than last year. Suresh Garg, CMD of Nirala World also said that like last year, this year too good sales have been recorded in his projects.
These are the strongest aspects behind the sale
Experts believe that real estate in NCR is no longer a ‘seasonal market’. The ever-expanding infrastructure projects such as Noida International Airport, Jewar Expressway, and Delhi-Meerut Rapid Rail Corridor have given a sustainable boost to residential demand in the region.
