Mumbai, 27 February 2025 – Narnadan Hiranandani School of Management and Real Estate (NHSMRE) Under HSNC University, MumbaiOrganized the second edition of its major annual real estate conclave, titled ‘A Wuqafu real estate in the world’Conclave brought together to discuss the developed dynamics of the real estate area among the challenges presented by the major industry experts, policy makers, academics and students, which feared vuqafu (volatility, uncertainty, complexity, ambiguity and unknown structure).

Conclave finds out Challenges and OpportunitiesDiscussions revolve around the significant impact of instability, transfer of demand-supply dynamics, and increasing demand for urban redevelopment projects. Experts highlighted the requirement of the area for quick adaptation, encouraging flexibility and innovation amidst instability and uncertainty.
In his initial comments, Dr. Hemlata k. BaglaA noted right over nuclear radioacry, Hygenberg’s uncertainty theory in quantum physics and a practical parallel among the real estate market in a Wuqafu world. He explained how, similar to uncertainty,, focusing too much on one aspect of real estate – such as price or location – can limit the widespread understanding of important factors such as market demand and ups and downs in interest rates.
Dr. Niranjan hiranandani Shared insight by your experience in developing 16-floor commercial building in Gift CityA project that usually takes 2.5 years to complete in Mumbai. However, Prime Minister Narendra Modi asked him to complete it within 12 months and inaugurate it in the 13th month. Dr. Hiranandani revealed that not only did he successfully complete this ambitious timeline, but the same quick process was also implemented for projects in Mumbai, so that the quality of construction could be ensured by streamlining their work.

Conclave also painted Interactive Q & A Session Where Dr. Hiranandani answered questions on a wide range of subjects such as real estate investment, work-life balance, IPO schemes and future real estate trends. He shared valuable insight by his personal experiences and gave practical advice to manage both professional and personal responsibilities.
Dr. Hiranandani emphasized that buying a house is not just an investment, but also a means of achieving the future of someone regardless of the place. He advised potential buyers to assess the ability, arrange down payment and commit to a managed EMI scheme. He shared a general guideline, where the value of the House should ideally be equal to the annual income of five years, in which the loan was repaid in 20 years. For example, if the cost of a house 1 crore, the annual income of the buyer should be around 20 lakhs, offering a realistic benchmark for financial plan and strength.
Chief guest for the inaugural session, Mr. Bhushan Gagrani, Its capacity for development of Mumbai’s infrastructure and real estate development was focused on. She discussed several upcoming major projects such as sewage treatment plants, 800 km of roads, Gargai Dam, Dislining Plant, Coastal Road and Metro Rail Projects, which will elevate the city’s infrastructure. He concluded his speech with a thought-stimulating context for the famous quotation of Donald Rumsfeld on “unknown unknown”, which highlights the unpredictability of urban planning and needs to be flexible and ready.

He said that Wuqafu makes challenges for developers, as real estate is highly localized, requiring adaptability to meet the needs of transfer to various cities.
The post -launch session discovered important topics such as customers’ expectations, regulatory changes and technological progresses. Industry leaders discussed the importance of innovation, customer-focused approaches and technical solutions to navigate the market complexity and uncertainty.

Concluded with a session with the event Mr. Gautam Chatterjee, former president of Maharera, Who implemented the implementation of the Rera (Real Estate Regulation and Development Act) as a historic law, which addressed major issues within the irregular real estate sector. He emphasized that the purpose of RERA is to deal with the inequality of information, delay in completion of the project and lack of trust between homebukers and developers.
